King Albert Park, one MRT stop from Beauty World on the Downtown Line, is being rebuilt as a dual-line interchange (station codes DT6/CR15) for Phase 2 of the Cross Island Line, a 15km, six-station stretch running from Turf City to Jurong Lake District. Construction on the Clementi and King Albert Park interchange stations began following contracts awarded in October 2023, with a groundbreaking ceremony held in July 2025, and passenger service is targeted for 2032. Once open, the Cross Island Line will connect Beauty World residents westward to Clementi and Jurong Lake District and eastward across Ang Mo Kio and Pasir Ris, without needing to first travel into town.
Pei Hwa Presbyterian Primary School sits within 1km. Bukit Timah Primary School and Methodist Girls’ School are a short drive or one MRT stop away. Further down the Downtown Line sit Nanyang Girls’ High School and Hwa Chong Institution / National Junior College / Raffles Girls’ Primary School (Tan Kah Kee), the NUS Bukit Timah Campus (Botanic Gardens), Singapore Chinese Girls’ School / St Joseph’s Institution (Stevens), and Anglo-Chinese School Junior (Newton). Beyond the Integrated Transport Hub, URA’s plans for the area include a one-stop community facility combining a Community Club with a redeveloped market and hawker centre, alongside an indoor sports hall, a community library and an elderly care facility. Paired with the Coast-to-Coast Trail, Rifle Range Nature Park and the Rail Corridor, the wider masterplan frames the former Bukit Timah Fire Station and Beauty World as gateways into the surrounding nature and heritage attractions.
Jurong Lake District is planned to become the largest business district outside Singapore’s central area, a 120-hectare precinct linked to the existing MRT and commercial centre by elevated pedestrian walkways, with a mix of offices, housing and park space designed to be car-lite. A facade drawn from the contours, quarry and rail lines of Bukit Timah itself
Rather than a generic tower profile, Arc Studio Architecture + Urbanism built 8@BT’s facade around five reference images taken from Bukit Timah’s own landscape and history: the hill’s natural contours, the exposed rock face of the old Singapore Quarry, a nearby waterfall, the disused rail line, and the mountain-like silhouette of Bukit Timah Hill itself. Each was abstracted into a single flowing vertical line, and those lines are repeated and staggered across the two 20-storey blocks as the building’s signature “cascading fins”, the gold-toned trim that wraps every balcony. The same idea carries into the 8@BT logo, where two stacked circles forming the “8” and a bronze “@” symbol echo the same cascading, contour-like geometry.
The 4,611.1 sqm plot is a wedge bounded by Bukit Timah Link, Jalan Jurong Kechil and The Linq @ Beauty World, and its terrain genuinely rises across the site, from 0m at the Jalan Jurong Kechil boundary up to 7.5m at the Bukit Timah Link corner. Block 6 and Block 8 sit side by side within this wedge, sharing a landscape deck and basement carparks, with the main entrance and drop-off along Bukit Timah Link.
At 20 storeys, 8@BT sits roughly level with The Linq @ Beauty World (also 20 storeys) directly beside it, taller than the low-rise Beauty World Centre (5 storeys) and Beauty World Plaza (8 and 3 storeys) across the road, and shorter than the tallest block at The Reserve Residences opposite (32 storeys, with a second block at 17 storeys). That mix of heights is part of why upper floors at 8@BT can look out over the lower buildings toward Bukit Timah Nature Reserve, Bukit Batok and the surrounding low-rise estates, though the exact outlook depends on stack and floor.

Five bedroom counts, nineteen unit types, and what actually changes between them
8@BT offers 158 units across 19 distinct unit types, from a 517 sqft 1-Bedroom up to 1,593 sqft 4-Bedroom and Penthouse layouts, split between two 20-storey blocks. Six of the nineteen unit types, C4, C4(p), D1, D2, PH1 and PH2, come with their own private lift and lift lobby; the rest share common lifts. Every single unit type, down to the smallest 1-Bedroom, includes a household shelter for storage, which is not a given at this unit size. Four full layouts are open for viewing in the showflat: A1 (1-Bedroom), B3 (2-Bedroom), C3 (3-Bedroom) and PH2 (Penthouse), a rare chance to walk through a genuine penthouse layout in person before committing.

A1 and A2 are both space-efficient, corridor-free layouts with a wide living and dining area, a separate naturally-ventilated kitchen, a Master Bedroom that fits a king-size bed, dual access to the bathroom, and a household shelter for storage, all within 517 sqft. An optional layout is also available that converts Bath 1 from two doors down to one, if a simpler bathroom entry is preferred. The two PES variants, A1(p) and A2(p), add a private enclosed space at ground level, taking the total to 592 sqft.

B1 is the smallest and simplest of the three, a single bathroom serving the Master Bedroom and Bedroom 2 at 624 sqft. B2 and B3 (the show unit) are otherwise similar in spirit but add a second, guest-facing Powder Room on top of the main bath, and step up to 732 sqft to fit it. All three keep the same space-efficient, corridor-free footprint, a king-size Master Bedroom, and a household shelter.

None of C1, C2 or C3 has its own private lift, unlike the C4 type below. C1, at 1,001 sqft, is the smallest of the three with a Master Bedroom, Bedroom 2, Bedroom 3, a balcony with a slide-and-fold glass door, and a household shelter. C2, at 1,109 sqft, sits on the same stack as C3 for the lower floors. C3, at 1,163 sqft and the development’s showflat unit for this group, is the largest of the three and adds a proper Dry Kitchen and Wet Kitchen split rather than a single kitchen, alongside queen-size Bedroom 2 and 3.

C4 is the largest of the standard 3-Bedroom types at 1,238 sqft, and the first to include its own private lift lobby, an exclusive point of arrival that the smaller C1 to C3 types don’t have. It carries the same wide living and dining area and lifestyle balcony as the rest of the range, plus a functional wet kitchen fitted with Bosch and De Dietrich appliances and its own laundry space, features shared with the 4-Bedroom and Penthouse types above it rather than with its fellow 3-Bedroom types.

D1 and D2 share the same tier, both private-lift 4-Bedroom units with a wide living and dining area, a balcony with a slide-and-fold glass door, a sizeable dry and wet kitchen, and a Master Bath with a long, wall-to-wall Kohler vanity top and an electronic washlet already fitted to the water closet. Where they part ways is two features the developer marks as “applicable for Type D2 units only”: a freestanding Kohler bathtub with a floor-standing bath filler, and the Chic Powder Room for guests. D2, at 1,593 sqft, is the larger and more completely appointed of the pair; D1, at 1,356 sqft, gets everything except those two additions.

PH1 and PH2 sit directly above the D1 and D2 stacks respectively, at the same 1,356 sqft and 1,593 sqft footprints, marketed as “Penthouse (high ceiling)” variants rather than a differently-shaped top floor. Living, dining and bedroom ceilings run 4.35m, well above the 2.85m of a typical floor below, and the balcony reaches 4.6m. Both share the private lift and lobby that serve the D1/D2 stacks below them, and both are finished in the development’s dedicated Penthouse palette, Serpeggiante marble flooring through the living, dining, hallway and private lift lobby, De Dietrich kitchen appliances that add a steam oven and dishwasher on top of the 4-Bedroom package, and a His and Hers wardrobe with framed metal-and-glass doors in the Master Bedroom. The same split that separates D1 from D2 carries upward too: PH2 gets the freestanding bathtub and Powder Room that PH1 does without, mirroring D2 and D1 respectively.

Bosch and Samsung throughout, De Dietrich from the 4-Bedroom up
Kitchen appliances at 8@BT are Bosch (hob, hood and oven) paired with a Samsung fridge and washer-dryer up through the 3-Bedroom range, before switching entirely to De Dietrich for the 4-Bedroom and Penthouse types. Rather than one uniform package across all 158 units, the specific appliances step up at three separate points as unit size increases.

Unlike some developments where a dishwasher appears from the 4-Bedroom tier onward, at 8@BT it’s exclusive to PH1 and PH2. The 4-Bedroom types D1 and D2 get everything else in the De Dietrich package, gas hob, built-in oven, microwave, under-counter wine cooler, separate washer and dryer, but stop short of a dishwasher. If that specific appliance matters to your shortlist, only the two Penthouse units currently include it.

Among the four 3-Bedroom types, C1 is fitted with the long, wall-to-wall vanity top in its Master Bath, the same fitting used in the private-lift D1, D2 and both Penthouses. C2, C3 and C4 instead get the Bath Side Cabinet, which comes with its own full-length mirror and an integrated towel rail. Neither is objectively better, but if a specific bathroom layout matters to you, it’s worth checking which side of that split your preferred unit type falls on. Basins and water closets throughout are Kohler, with mixers and showers from Via, and D1, D2, PH1 and PH2 step up further with an electronic washlet on the Master Bath water closet. Note that the water filter for the kitchen sink is not included in any unit; purchasers who want one will need to install their own.
Finishes & colour schemes
Buyers of the typical unit types (A, B, C1, C2 and C3) choose between an Original Cool Scheme (600 x 1200mm greyish white tile) and a Warm Scheme option (600 x 1200mm greyish beige tile) for flooring in the living, dining, hallway, kitchen and bathrooms. Private-lift unit types (C4, D1, D2) get a third option on top of those two, a Marble Scheme in 600 x 600mm beige marble for the living, dining, hallway, private lift lobby and dry kitchen floors (wet kitchen, baths and powder room stay in 600 x 1200mm greyish white porcelain tile regardless of scheme). The two Penthouses come finished as standard in Serpeggiante marble across the same areas, with an engineered stone kitchen worktop and backsplash. Bedroom floors are engineered timber throughout, and balcony and household shelter floors are timber-look tile, in every unit type.

“What facilities are there?”
8@BT’s facilities sit across a shared landscape deck at Basement 1 and the 1st storey, organised into five named zones: The Arrival, The Quarry, The Clubhouse, The Rainforest and The Campsite. The names are deliberate, the landscape design (by Ecoplan Asia) draws directly on the actual quarry, rainforest and contours found on Bukit Timah Hill itself.

The Quarry zone takes its cue from the actual disused Singapore Quarry on Bukit Timah Hill, borrowing its rock-face and still, green-water imagery for the 25m Quarry Pool (25m x 5m x 1.2m) and an adjoining Slide Pool (5m x 4m x 0.5m), connected by a shared Deck. Two Furo Baths, Japanese-style hot soaking pools, sit alongside, and organic shapes and natural materials are used throughout to blend the built pool deck into the surrounding greenery rather than standing apart from it.
The Rainforest, at the 1st storey, is modelled on the meandering trails of Bukit Timah Nature Reserve and includes a dedicated Fitness Pool (12m x 4.5m x 0.9m, fitted with a spa seat and aqua gym equipment), a Sunbathing Lawn and a Sensory Trail. The Campsite carries the same nature-reserve inspiration into a family-facing space, with a Playground, a BBQ Pavilion (portable BBQ equipment, with its own sink and tap point) and an actual Camping Ground, a backyard camping ground built into the development itself, designed for 2 to 3 tents at a time and bookable in advance, rather than a metaphorical one.
The Clubhouse’s Living Room (Function Room 1) runs about 50 sqm, seating up to 4 for dining or 12 in a lounge setting, with its own free-standing fridge, induction hob and hood, built-in oven and built-in steam oven. The smaller Meeting Room (Function Room 2) is about 20 sqm and caters for 8 to 10 people. The Fitness Room (gym) is roughly 50 sqm. Common facilities at Basement 1 also include 1 accessible toilet and 3 changing rooms.

Every unit includes a Smart Gateway for managing smart home devices via a mobile app, a Smart Digital Lockset (fingerprint, passcode or phone), and Smart Air-Conditioning Control.
